Your property manager is not walking through the house looking for dust. They are holding your entry condition report and checking whether the place matches how it looked on day one. That is the whole test.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This <strong>end of lease cleaning checklist <\/strong>covers what agents actually look at, room by room. They bring the entry condition report you signed at the start of the tenancy and compare it against what they see.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Three things decide the outcome:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>The entry condition report.<\/strong> This is your benchmark. If the grout was already stained when you moved in and you noted it, you do not owe a regrout at the end.<\/li>\n\n\n\n<li><strong>Fair wear and tear.<\/strong> Normal ageing is not your problem. Faded paint near a sunny window, worn carpet in a hallway, small scuffs on skirting boards. None of that is claimable.<\/li>\n\n\n\n<li><strong>Cleanliness.<\/strong> This is the one that costs people money, and it is the one you control.<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">Cleaning is not a small issue. Queensland&#8217;s Residential Tenancies Authority publishes the reasons bonds get claimed, and in its 2023\u201324 annual report cleaning topped the list at 21.4%, ahead of unpaid rent at 18.1% and repairs at 15.5%. The same report showed tenants got back an average of 74.7% of their bond, with 57.2% receiving a full refund.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So roughly four in ten Queensland renters lost some money. Cleaning was the single biggest reason why.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What &#8220;Reasonably Clean&#8221; Actually Means?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Every state uses a version of the same standard, and it is worth reading closely because it is lower than most renters think.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In New South Wales, section 51(2) of the Residential Tenancies Act 2010 says tenants must leave the property &#8220;as nearly as possible in the same condition they were in at the commencement of the tenancy, fair wear and tear excepted.&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In Victoria, section 63 of the Residential Tenancies Act 1997 uses the phrase &#8220;reasonably clean.&#8221; Consumer Affairs Victoria explains this in its official guidelines as free from marks, dirt, cobwebs, stains and dust.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In Queensland, the Residential Tenancies and Rooming Accommodation Act 2008 requires the property to be returned in a &#8220;reasonably clean condition.&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Notice what none of these say. None of them say spotless. None of them say brand new. None of them say professionally cleaned.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Your job is to return the property to its entry condition, allowing for normal use. But that isn&#8217;t the whole picture, and the reason most renters still book one has nothing to do with the lease.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>In Victoria<\/strong>, for rental agreements signed on or after 29 March 2021, a professional cleaning clause is only enforceable in two situations: the property was professionally cleaned immediately before you moved in and you were told about it, or professional cleaning is genuinely needed to restore the property to its entry condition. If neither applies, a clause in your lease saying &#8220;professional clean required&#8221; generally cannot be enforced on its own.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>In New South Wales<\/strong>, a term requiring <a href=\"https:\/\/teamremovals.com.au\/services\/cleaning-services-australia\/\">professional carpet cleaning<\/a> at the end of a tenancy is not enforceable as a default. The main exception is where you kept a pet and the lease included a specific pet cleaning condition. Your agent also cannot force you to use a particular cleaning company.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>In Queensland<\/strong>, a special term requiring professional carpet cleaning or pest control at exit is only valid if those services were actually provided at the start of the tenancy, and that needs to be documented.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The pattern across every state is the same. The law cares about the outcome, not the method. Clean the place yourself to the required standard, and you have met your obligation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So why do most renters still book a cleaner? Because the standard is judged by someone else, on a day you may not be there, against a report you signed a year ago. A DIY clean that misses the rangehood filter and the window tracks costs you a few hundred dollars off a bond worth thousands. A professional clean costs a similar amount and comes with someone returning to fix it if the agent objects.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It isn&#8217;t a legal obligation.
